Why is the water stain nowhere near the roof damage?
Water follows framing, sheathing and insulation before it drops through a ceiling. A stain in the middle of a room can easily come from a failed flashing detail several feet away, which is why tracing the path matters more than patching the stain.
Can a single leak be repaired on an older roof?
Usually, yes. Age alone does not make a roof unrepairable. What matters is whether the roofing material still holds a fastener and seals, and whether the failures are isolated details or spread across the whole roof.
