Commercial and multifamily

Roofing for property professionals across Puget Sound

Apartment buildings, condominium associations, HOA communities and commercial properties. You need a roofing contractor who documents conditions, prioritizes honestly and works around occupied buildings.

  • Condition assessments you can forward to an owner or a board without rewriting
  • Repairs prioritized against budget rather than bundled into a single large proposal
  • Licensed and bonded under Washington registration ROOFISN776BC

How we work with you

The repair-first position matters more, not less, at scale

On a single-family home, an unnecessary replacement is an expensive mistake. Across a multifamily portfolio or an HOA community, the same mistake multiplies across every building — and the people who authorize it have to justify it to owners, residents or a board.

Because we do not employ commissioned salespeople, the assessment you receive is not shaped by what the largest possible scope of work would be worth. If four of the six buildings need targeted repairs and two need replacement, that is what the report will say.

We also understand that your constraints are not only technical. Budget cycles, reserve funding, resident notice requirements and sequencing between buildings all shape what is realistically possible in a given year. Tell us the constraints and we will plan inside them.

Building types we work on

  • Garden-style and mid-rise apartment communities
  • Condominium associations and HOA-managed neighborhoods
  • Townhome and rowhouse developments with shared roof planes
  • Retail, office and light industrial buildings
  • Mixed-use buildings combining flat and pitched roof sections
  • Churches, schools and community facilities

Flat and low-slope systems

Most commercial and multifamily roofs in this region are flat or low-slope, and they fail in specific, findable places: seams, penetrations, parapet and edge details, and drains that no longer drain. Our flat roofing page covers those systems in detail.

Ongoing maintenance agreements

For portfolios, scheduled inspection is by far the cheapest roofing you will ever buy. Catching a failed pipe boot in March costs a fraction of repairing the interior damage it causes by November. See roof maintenance and asset management.

Who we work with

Built for the people accountable for the building

Property managers

You need the leak stopped, the resident satisfied, the owner informed and the cost defensible. We document what we found and what we did so you can forward it upward without translating it first.

HOA boards and communities

Multiple buildings, a reserve study that may or may not match reality, and owners who will scrutinize every dollar. We assess each roof individually and sequence work rather than proposing a blanket replacement.

Building owners and investors

The relevant question is remaining service life against holding period. We give you the condition honestly so capital planning is based on the roof, not on a bid.

Facility and maintenance teams

A contractor who will answer the phone, work around occupied buildings and tell you plainly which of five problems actually needs attention this quarter.

Capabilities

What you get beyond the roofing work itself

Condition assessment and reporting

Roof-by-roof documentation of condition, deficiencies and estimated remaining service life, written so a board or an owner can act on it.

Prioritized repair scheduling

Not everything needs doing this year. We separate what is urgent from what is prudent from what can reasonably wait, and give you the reasoning.

Work in occupied buildings

Residents, tenants and parked cars are part of the site. Staging, notice, access and cleanup are planned before crews arrive, not improvised.
